YTD Sales (SF) for March 2019 vs. 2018 were down in Westport (-45.2%), up in Weston (+17.4%), Wilton (+17.6%), Fairfield (+10.7%), down in Norwalk (-5.6%), Darien (-5.1%), up in New Canaan (+2.9%)

YTD Average Sales Price was down in Westport (-16%), Weston (-12%) and Wilton (-8%), Fairfield (-6%) and up in Norwalk (+2%), down in Darien (-9.2%), New Canaan (-1.7%)  

Westport

March Property sales were 18, down -45.5% from 33 in March of 2018 and 28.6% higher than the 14 sales last month. March 2019 sales were at their lowest level compared to March of 2018 and 2017. March YTD sales of 46 are running -45.2% behind last year’s year-to-date sales of 84.

Average sale Price: $1,291,595 (-16%)

Weston

March Property sales were 12, up 33.3% from 9 in March of 2018 and 71.4% higher than the 7 sales last month. March 2019 sales were at their highest level compared to March of 2018 and 2017. March YTD sales of 27 are running 17.4% ahead of last year’s year-to-date sales of 23.

Average sales price: $640,685 (-12%)

Wilton

March Property sales were 14, up 16.7% from 12 in March of 2018 and equal to 0.0% 14 sales last month. March 2019 sales were at a mid level compared to March of 2018 and 2017. March YTD sales of 40 are running 17.6% ahead of last year’s year-to-date sales of 34.

Average sales price: $768,875 (-8%)

Fairfield                           

March Property sales were 51, up 10.9% from 46 in March of 2018 and 6.3% higher than the 48 sales last month. March 2019 sales were at their highest level compared to March of 2018 and 2017. March YTD sales of 145 are running 10.7% ahead of last year’s year-to-date sales of 131.

Average sale price: $719,778 (-6%)

Norwalk

March Property sales were 39, up 5.4% from 37 in March of 2018 and 30.0% higher than the 30 sales last month. March 2019 sales were at a mid level compared to March of 2018 and 2017. March YTD sales of 102 are running -5.6% behind last year’s year-to-date sales of 108.

Average sales price: $576,793 (+2%)

Darien

March YTD sales of 37 were -5.1% behind last year’s year-to-date sales of 39.

Average sale price: $1,352,784 (-9.2%)

New Canaan

March YTD sales of 36 were +2.9% ahead of last year’s year-to-date sales of 35.

Average sale price: $1,433,148 (-1.7%)

Sales (SF) for 2018 vs. 2017 were down in Westport (-5.5%), Weston (-4.5%), Wilton (-9.2%), Fairfield (-8.5%), up in Norwalk (+1.6%), down in Darien (-10%).         

Average Sale Price for 2018 vs. 2017 was down in Westport (-4%), Weston (-5%), up in Wilton (+5%) and Fairfield (+6%), down in Norwalk (-2%) and Darien (-4%).      

Westport

December Property sales were 27, down -25.0% from 36 in December of 2017 and -10.0% lower than the 30 sales last month. December 2018 sales were at their lowest level compared to December of 2017 and 2016. December YTD sales of 413 are running -5.5% behind last year’s year-to-date sales of 437.

Average sale price: $1,461,668 (-4%)

Weston

December Property sales were 16, down -36.0% from 25 in December of 2017 and 23.1% higher than the 13 sales last month. December 2018 sales were at a mid level compared to December of 2017 and 2016. December YTD sales of 168 are running -4.5% behind last year’s year-to-date sales of 176.

Average sale price: $810,372 (-5%)

Wilton

December Property sales were 16, down -5.9% from 17 in December of 2017 and 45.5% higher than the 11 sales last month. December 2018 sales were at their lowest level compared to December of 2017 and 2016. December YTD sales of 208 are running -9.2% behind last year’s year-to-date sales of 229.

Average sale price:  $865,714 (+5%)

Fairfield

December Property sales were 38, down -26.9% from 52 in December of 2017 and -25.5% lower than the 51 sales last month. December 2018 sales were at their lowest level compared to December of 2017 and 2016. December YTD sales of 734 are running -8.5% behind last year’s year-to-date sales of 802.

Average sale price: $776,085 (+6%)

Norwalk

December Property sales were 55, up 17.0% from 47 in December of 2017 and 14.6% higher than the 48 sales last month. December 2018 sales were at a mid level compared to December of 2017 and 2016. December YTD sales of 681 are running 1.6% ahead of last year’s year-to-date sales of 670.

Average sale price:  $606,213 (-2%)

Darien

2018 sales of 269 were 10% behind last year’s sales of 302.
