Lower Fairfield County Real Estate Market: September 2026
A New Perspective on the Local Market
Lower Fairfield County real estate began the summer with strong momentum, limited inventory, and competition for desirable homes. By mid-July, however, the pace had noticeably softened, and August remained quieter. September's results offer a useful perspective as we move into the final quarter of 2026.
One notable shift is how buyers are approaching their home searches. Increasingly, they are looking beyond a single town, comparing communities throughout Lower Fairfield County to find the right combination of lifestyle, location, space, condition, and price.
A buyer initially focused on Westport may also consider Fairfield, Weston, or Wilton. Others may expand their search to Darien, New Canaan, Norwalk, Southport, or Rowayton.
This broader approach means that a property's competition may extend beyond its immediate neighborhood. Buyers are taking time to compare their options and determine which home offers the best overall value for their needs.
Desirable properties can still attract strong interest, but results increasingly depend on the individual home, its pricing, and how it compares with other available options.
September Real Estate Statistics Across My Local Markets
September's figures reveal meaningful differences among the communities I serve. Months of supply ranged from just 0.67 in Rowayton to 2.53 in Weston, highlighting how local inventory conditions can vary.
Here is a closer look at the September 2026 market:
- Westport: 68 active listings, 43 properties under contract, 1.62 months of supply, 25 median days on market, and a 101.53% sale-to-list ratio.
- Darien: 1.35 months of supply, 18 median days on market, and a sale-to-list ratio above asking price.
- Southport: 1.29 months of supply, 23 median days on market, and a sale-to-list ratio above asking price.
- New Canaan: 2.11 months of supply and a 105.36% sale-to-list ratio.
- Wilton: 1.92 months of supply and a 104.63% sale-to-list ratio.
- Weston: 2.53 months of supply and 72 median days on market.
- Fairfield: Results varied by ZIP code. The 06824 area recorded a 103.71% sale-to-list ratio, while 06825 reached 107.21%.
- Norwalk: 1.73 months of supply and a 102.98% sale-to-list ratio.
- Rowayton: Just 0.67 months of supply and a 98.97% sale-to-list ratio.

The takeaway is clear: Lower Fairfield County is not one uniform real estate market. Some communities and properties continue to attract substantial competition, while others experience a more measured pace. Town, price range, property condition, and individual features all influence the outcome.
Understanding these local differences is far more useful than relying on broad market headlines alone.
What September's Market Means for Buyers and Sellers
For sellers: Preparation and pricing matter.
Buyers have options, sometimes across several towns. Understanding competing properties, setting an appropriate asking price, and presenting a home effectively from the beginning can help it stand out.
Thoughtful preparation and a well-considered marketing strategy can make a meaningful difference in how buyers perceive a property and whether they are motivated to act.
For buyers: A broader search may create new opportunities.
Looking beyond an initial target town can reveal homes and communities worth considering. A more measured market pace may also provide additional time for comparison and negotiation, although competition remains possible for particularly desirable properties.
For both buyers and sellers, a successful strategy begins with current local data, recent comparable sales, and a clear understanding of the options available within the relevant price range.
Looking Ahead to Spring 2027
The final months of 2026 should provide a clearer picture of whether the quieter activity seen since midsummer is temporary or reflects a more sustained change in market pace.
For anyone considering a move in spring 2027, now is a sensible time to begin planning.
Sellers can evaluate their home's presentation, consider potential improvements, and establish a realistic timeline. Buyers can refine their priorities, explore different communities, and prepare for the right opportunity.
Although spring market conditions cannot yet be predicted with certainty, taking these steps now can make the process more organized and less rushed when the time comes.
Opportunities remain throughout Lower Fairfield County. The key is understanding the local market and making informed decisions that align with your goals.

20 Cross Street, Unit 10, Westport: Three Sales, Enduring Relationships
Some properties hold a special place in a real estate professional's journey. For me, 20 Cross Street, Unit 10, is one of them.
I have had the privilege of selling this Westport condominium three times, representing three different sellers and three different buyers along the way.
Returning to the same property over the years is a meaningful reminder that real estate is built not only on results but also on relationships and trust that endure long after a transaction is complete.
My most recent sellers were a pleasure to represent. They were conscientious, responsive, and attentive to every detail. They trusted my guidance, followed through on recommendations, and approached the process with care and consideration.
That kind of partnership makes a genuine difference.
To my most recent seller and buyer, thank you for placing your confidence in me. It was a privilege to guide you through this transaction.
Three sales, six clients, and a lasting connection to one very special Westport property. For me, that is one of the most rewarding aspects of this business.
121 Osborne Hill Road, Fairfield: Thoughtful Preparation, a Standout Result
Listed at $1,849,000 and sold for $1,925,000, 121 Osborne Hill Road went under contract following its first weekend on the market, achieving $76,000 above the asking price.
Results like this begin long before a property is introduced to the market. Pricing, preparation, presentation, and timing must work together to position a home effectively and create a compelling first impression.
My sellers, longtime clients, were an absolute pleasure to work with. They were exceptionally organized, conscientious, and attentive throughout the process. From preparation through closing, they followed recommendations and approached every step with care.
As an agent, it is genuinely refreshing to work with clients who are so engaged and thorough, and who place their trust in the process. Their continued confidence in me is something I value tremendously.
Congratulations to the new owners as they begin their next chapter at Osborne Hill Road.
For me, a successful sale reflects a considered strategy, careful execution, and a strong working relationship with clients who share a commitment to getting every detail right.
